Your Home Loan Partner in the Garden City

Fifteen years after the earthquakes, Christchurch is a different city. The rebuild left it with new schools and a central city you can actually walk around, with Tūranga library, Te Pae, and Riverside Market a few minutes apart. Hagley Park and the Port Hills are close to most suburbs. So are the beaches at New Brighton and Sumner, and the ski fields are about two hours away.

It's also one of the few main centres where an ordinary income can still buy a family home. Rostron Finance helps Christchurch buyers through our partnered home loan specialist, who does the comparing for you and stays involved until you have the keys.

Home Loan Options

Home Loan Solutions for Christchurch Buyers

Your specialist looks at where you are now and where you want to end up, then finds lenders whose rules fit.

First Home Buyers

Before you bid at auction, find out how much KiwiSaver you can withdraw and whether a Kāinga Ora First Home Loan or a standard low-deposit loan suits you better. You'll also want to know what the repayments would actually be.

New Builds and House-and-Land Packages

Building in Halswell, Rolleston, or Rangiora usually means a construction loan, with money released in stages as the house goes up. You'll often need a smaller deposit, and new builds are outside the Reserve Bank's debt-to-income limits.

Moving Home

Selling in one suburb and buying in another rarely lines up with the day. Bridging finance covers the gap so you can still make an offer on the right house.

Refinances, Re-Fixes, and Restructures

If your fixed rate ends soon, review it now. The Official Cash Rate is heading up again, and waiting until the last week limits your choices.

Top Up Loans

Older homes often need a new roof, new cladding, or insulation. A top-up lets you pay for the work out of your equity.

Investment Properties

Student flats near the University of Canterbury and townhouses close to town still attract investors. Expect to need a 30% deposit, or equity from your own home.

The Process

The Process

  1. A chat about your finances and the kind of home you're after in Christchurch.
  2. Your specialist works out how much you can borrow and how much you'll need upfront.
  3. You see the loans that fit, with the fees and fine print explained.
  4. Once you've picked one, the application goes to the lender.
  5. The lender approves the loan and sends the documents to sign.
  6. Settlement day: the funds transfer and the keys are yours.

Local Lenders and Christchurch's Lending Environment

In Christchurch, you can borrow from the main banks, from smaller ones such as SBS Bank, TSB, and The Co-operative Bank, or from non-bank lenders that often suit the self-employed. Whoever you go with will want the house insured before settlement. Homes with private insurance also get natural hazard cover from the Natural Hazards Commission Toka Tū Ake, which used to be EQC.

Policies differ more than people expect. With a good foundation report, some lenders are comfortable with TC3 land, while others cap what they'll lend on it. Construction loans, townhouse deposits, and whether your overtime or bonuses count as income vary in the same way.

For many first home buyers here, the debt-to-income cap isn't the problem, because prices are lower. The deposit is. That's why comparing low-deposit policies across lenders is worth the effort.

Frequently Asked Questions About Home Loans in Christchurch

How much deposit do I need to buy a house in Christchurch?

On an existing home, most lenders ask for 20%, which is around $161,000 at the city's average value. New builds often need 10%. If you're an eligible first home buyer, a Kāinga Ora First Home Loan lets you buy with 5%.

Will a lender approve a home loan on TC3 land?

Most will, with more paperwork. Expect to be asked for a geotechnical or structural engineer's report, proof that earthquake repairs were done properly, and confirmation of insurance. Our partner can tell you upfront which lenders are easiest to deal with on TC3.

Can I use KiwiSaver to buy my first home in Christchurch?

After three years as a member, you can usually take out your savings for a first home, leaving $1,000 in the account. Providers take time to process withdrawals, so apply well before settlement.

Are house-and-land packages in Selwyn and Waimakariri worth a look?

They can be a good way in. The deposit is often smaller, there's little maintenance for the first few years, and builders offer guarantees. Before signing, check the builder's track record, the fixed-price contract, and how your lender pays out progress payments.

How long does pre-approval last?

Usually 60 to 90 days, depending on the lender. If it runs out, or your job or income changes, the lender may need to reassess, so keep your specialist in the loop while you're house hunting.

Do lenders treat Christchurch townhouses differently from standalone homes?

Some do. A few lenders set minimum sizes for smaller units or want a bigger deposit if the complex has a body corporate. Most modern townhouses, on their own title, are treated like any other house.

Does Rostron Finance lend the money itself?

No. Our partnered home loan specialist looks at options from a range of lenders and helps you apply, and the loan comes from the lender you pick. You get more choices than you would walking into one bank.
